Professional photography will be taken for use on all marketing materials including printed materials, websites, MLS, and used to send to interested and prospective buyers.

Professional Floor Plans:

The Minchen Team will hire a professional to create floor plans for marketing purposes. They will be used on the property statement, custom website, personal websites, Coldwell Banker’s website, and MLS.

3D Walk Through Home Tours:

Our team will hire a company to create a 3D rendition of your home in which prospective buyers can take a virtual tour of the property, and virtually immerse themselves in the property.

Aerial Drone Photos:

Aerial drone photos will be taken to include in your property’s portfolio. Residential aerial photography allow you to show off the listing’s natural beauty in a manner that captivates buyers every time.

Property Statement:

A detailed full-color property statement will be created utilizing the services of a professional writer. Floor plans and professional photographs will be included. In addition, tour dates, open houses, and websites will be on the statement.


Social Media:

The team will post your property to a variety of social media platforms including Facebook, Twitter, Instagram, Youtube and LinkedIn in order to maximize exposure.

“Just Listed” Cards:

Stunning, oversized “Just Listed” postcards direct mailed to your neighborhood. Strategically mailed to 500+ residents in your neighborhood and a targeted high-end sphere of clients to attract prospective buyers.

Email Campaign:

An email with the details of your property, including a PDF of the property brochure, will be sent to a select group of brokers and potential buyers.

Multiple Listing Service:

Since approximately 60% of buyers come from real estate agents, we will place the property in the San Francisco Multiple Listing Services.

Real Estate Apps/Internet Services:

The Minchen Team will post your property to strategically selected real estate websites and apps such as Zillow, Redfin, and Trulia.

International Marketing:

Your property will be advertised on the Minchen Team’s exclusive international partners such as Juwai in the Chinese marketplace.

Special Broker’s Tour:

The Minchen Team will host a private showing and tour of your property to the top 100 brokers in the area and their clients to preview the property prior to the formal General Broker’s open. Formal invitations will be sent out. Using Area REALTOR® Notification, Agents at select real estate companies in the area will be notified that your home has come on the market.

Open House for the General Public:

Our team will host an open house to the public on the first Sunday after the property is listed, and additional Sunday’s scheduled as required.

Open House for Cooperating Brokers:

To be scheduled for the first Tuesday after the listing is signed and every Tuesday thereafter as needed.

Signage:

A Coldwell Banker Global Luxury “For Sale” sign will be at the site to be seen by neighbors, their guests, and homebuyers who are searching in the area. This exclusive yard sign panel has CB Mobile Brochure technology that delivers your home’s unique details, photos and videos to consumer mobile phones.

Disclosure Packages:

In order to protect both the seller and the agencies, as well as thoroughly inform the buyer, Coldwell Banker Global Luxury will have all disclosures available online and in print. Which will be given to all interested buyers to review and acknowledge receipt before writing an offer.

Progress Report:

While the listing is on the market, the Minchen Team will contact you on a regular basis to keep you up-to-date on all activity that has taken place on and relating to your property, as well as any other significant market activity.
